  1. Buyer may select units from available inventory by visiting our sales office or through our accredited licensed sellers. The seller must confirm first with sales office if units are available before offering to buyers if negotiation is done online or not in the sales office.
  2. The price of unit and its payment terms will be discussed thoroughly. Spot Down Payments or Equity Payments after reservation are due 30 days from reservation date.

Making your first move

Once you’ve selected your preferred unit, your sales associate will prepare the necessary documents for your review. These typically include:

  • Term Sheet – outlines the key terms of your purchase, including pricing and payment options.
  • Amortization Sheet – provides a detailed breakdown of your monthly payments based on your chosen financing scheme.
  • Reservation Agreement – secures your unit and confirms your intent to purchase.
  • Deed of Undertaking (if required) – covers any special commitments or conditions related to the purchase.

Take time to carefully review each document, ensuring that all details—such as payment schedules, buyer information, and unit specifics—are correct. Do not hesitate to ask your sales associate for clarifications; they are there to guide you and explain anything that may need further understanding.

Once everything is clear and you are confident in your decision, you may proceed to sign the documents to formally reserve your unit.

Submit the following within the prescribed reservation timeframe:

  • Accomplished Buyer’s Information Sheet
  • Accomplished Reservation Agreement
  • 2 valid government-issued IDs with 3 specimen signatures (Submit your spouse's, if married)
  • Proof of TIN number
  • Special Power of Attorney (if required)
  • Reservation Fee (if any, payable to Primeworld Land’s official payment channel only)

Please ensure that all payments are deposited directly to Primeworld Land’s official bank account. For your protection and easy reference, kindly keep personal copies of every document and requirement you submit.

Depending on the financing option you choose—whether through a bank, Pag-IBIG, or other accredited institutions—additional documents may be required to complete your application. Your sales associate will guide you through the general process; however, please note that the approval of your loan will depend solely on the evaluation and credit assessment of the financing institution.

Understanding Your Equity and Balance Payable

Your equity (also known as your down payment) is the portion of the property price that you pay directly to Primeworld Land, typically over a scheduled period. This amount is separate from any loan you may apply for and must be completed according to the agreed timeline in your Terms of Purchase.

The balance payable refers to the remaining amount after the equity is paid. This balance is what you may opt to finance through a bank, Pag-IBIG, or other lenders. Regardless of your financing application status, the balance will still be due and demandable by Primeworld Land based on the payment schedule indicated in your Terms of Purchase and Contract.

To ensure a smooth financing experience, we encourage buyers to prepare all required documents early and discuss any questions with your assigned sales associate—they’re here to support you every step of the way.

From financing and reservation to ownership and turnover, we’ve got you covered every step of the way.

The Total Contract Price (TCP) is the package price plus the title transfer fee.

The amount excludes the Mortgage Redemption Insurance (MRI) and Fire Insurance (FI), which are paid directly to the bank.

Mortgage Redemption Insurance (MRI) is a type of insurance commonly required when you finance a property through a mortgage or housing loan. Here’s a clear breakdown:

  • Purpose: MRI protects both the borrower and the lender in case of the borrower’s unexpected death or, in some cases, total and permanent disability. If such an event occurs, the insurance pays off the outstanding mortgage balance, ensuring that the property is fully settled.
  • Who benefits:
    • Lender: The bank or financing institution is guaranteed repayment of the loan.
    • Borrower’s family: Your family or heirs are not burdened with paying the remaining mortgage.
  • Cost: The premium is usually calculated based on the loan amount and the borrower’s age, and it may be included in your monthly amortization or paid as a one-time upfront fee.
  • Important distinction: MRI is not the same as life insurance, though it may resemble it. It only covers the mortgage debt and does not provide additional financial benefits.

In short, MRI is a safety net that ensures your home is protected from unforeseen events affecting your ability to pay the loan.

Fire Insurance (FI) is a type of property insurance that protects your home or building against losses or damages caused by fire. Depending on your policy, it may also cover damages from lightning, explosions, or other fire-related incidents.

Why it’s needed:

  1. Protects your investment: Your home or property is a significant financial investment. Fire insurance ensures that if a fire occurs, the cost to repair or rebuild your property is covered.
  2. Loan requirement: Most banks and financing institutions, including Pag-IBIG, require fire insurance when you take a mortgage. This protects both you and the lender, ensuring the property used as collateral is covered in case of fire.
  3. Peace of mind: It provides financial security and reduces the risk of losing your property or facing a huge financial burden after a fire.

Cost:

The premium is usually a small percentage of the property’s insured value and may be included in your loan amortization or paid annually.

When buying a property in the Philippines, aside from the purchase price, there are several additional fees and costs you should expect. Here’s a clear breakdown:

1. Reservation Fee
  • A small amount paid to reserve your chosen unit while the sale documents are prepared.
  • Usually deductible from your down payment or equity.
2. Equity / Down Payment
  • The portion of the property price you pay directly to the developer before financing.
  • Typically 10-20% of the total price, payable in installments depending on the developer’s terms.
3. Loan / Financing-Related Fees

If you’re using bank or Pag-IBIG financing:

  • Mortgage Redemption Insurance (MRI): Protects the loan in case of death or permanent disability.
  • Fire Insurance (FI): Protects the property against fire and other perils.
  • Processing Fees: Charged by banks or lending institutions for loan processing.
  • Documentary Stamp Tax (DST) on loan: Usually 1.5% of the loan amount.
4. Transfer and Registration Fees
  • Transfer Tax: Paid to the local government, typically 0.5–0.75% of the property’s selling price.
  • Registration Fees: Paid to the Registry of Deeds for transferring the title to your name.
  • Notarial Fees: For notarizing the Deed of Sale.
5. Miscellaneous Fees
  • Homeowners’ Association (HOA) Fees / Condominium Dues: Covers maintenance of common areas; usually collected upon turnover.
  • Other developer fees: Depending on the project, there may be one-time charges like move-in fees, utility connection, or miscellaneous assessments.

Tip: Always request a full breakdown of costs from your sales associate so there are no surprises. Knowing these fees ahead of time helps you plan your budget accurately.

Primeworld Land is affiliated with Home Development Mutual Fund (HDMF) Pag-Ibig and has partnered with private banks. 

For a smoother loan application experience, make sure to prepare the following before applying:

1. Personal Identification
  • Valid IDs: At least 2 government-issued IDs (e.g., Passport, Driver’s License, SSS, PRC ID, Postal ID).
  • TIN (Tax Identification Number).
2. Proof of Income
  • For salaried employees:
    • Certificate of Employment and Compensation
    • Latest 2–3 months of payslips
    • Latest Income Tax Return (ITR) or BIR Form 2316
  • For self-employed or business owners:
    • Audited financial statements or book of accounts
    • Business registration (DTI/SEC/CDA)
    • Latest Income Tax Return (ITR)
3. Property Documents
  • Contract to Sell / Purchase Agreement from the developer
  • Project or unit details (floor plan, unit specifications, price breakdown)
4. Loan Application Forms
  • Completed loan application form provided by the bank or Pag-IBIG
  • Authorization forms for verification of credit and employment
5. Additional Requirements

Depending on the lender, you may also need:

  • Credit history or credit bureau report
  • Proof of billing or residence
  • Spouse consent or ID, if applicable

Requirements may vary slightly between banks or financing institutions, so it’s best to check with your sales associate or lender for a complete checklist before submitting your documents.
